Building a new home is a big deal, but if you've never done it before, the timeline for building a home in Perth can feel like a mystery. How long does it actually take? What happens at each stage? And what do you need to do along the way?

Your home building process timeline at a glance

A typical new home build in Perth takes between 6 and 10 months from slab down to handover, depending on the complexity of the design, site conditions, and approvals. The full journey, including design selection, finance, and council approvals, usually spans 8 to 14 months from your first meeting to moving in.

Every build is different. The timelines below are general guides based on a standard single-storey home, not guarantees. Your Home Group team will give you a realistic estimate based on your specific design and site.

Stage 1: Design selection and site assessment

This is where your building journey begins. You'll work with a sales consultant to choose a home design that suits your lifestyle, budget, and block of land.

What happens during this stage

  • Browse our single and two-storey home designs to find a layout that works for your family. If you'd like to see one in person, visiting one of our display homes is a great way to see the quality of our builds up close.
  • We assess your block of land (or help you find one through a house and land package) to understand soil conditions, slope, orientation, and any site-specific requirements. This determines what preparation work is needed before construction starts.
  • Our building designers can adapt any design to suit you, whether that's adding a scullery or adjusting room sizes.

  • Which home design suits your family and block
  • Whether to go with a house and land package or build on your own land
  • Any design modifications you'd like

Stage 2: Finance, contracts, and pre-start

With your design selected, it's time to sort your finances and sign the building contract. This stage can feel complex, but with the right support it's not as daunting as it sounds.

What happens during this stage

  • Our in-house finance team at National Home Finance specialises in construction lending. They'll search for the best deal across a wide range of lenders and walk you through repayments, deposits, and any government grants you may be eligible for. First home buyers may qualify for the First Home Owner Grant and Keystart home loans.
  • Your building contract locks in the agreed design, inclusions, price, and estimated build timeline. Read it carefully and ask questions. That's what it's there for.
  • After signing your contract, there's typically a waiting period before your pre-start appointment. This is normal and gives our team time to prepare your detailed construction plans and schedule your build into the program. The wait varies depending on current demand, so your consultant will let you know what to expect.
  • At the pre-start meeting, you'll choose your colours, finishes, and fittings: kitchen benchtops, cabinetry, tiles, tapware, and flooring. This is one of the most exciting parts — it's where your home starts to feel real.

Stage 3: Council approvals and pre-construction

Before any building can begin, your plans need to be approved by the relevant local council or certifier. This is one of the stages where timelines vary the most, as approval processes differ between councils across the Perth metro area.

What happens during this stage

  • We prepare detailed construction drawings based on your finalised design and site assessment.
  • We submit your plans to the local council or a private building surveyor for approval. This covers compliance with the Building Code of Australia, local planning regulations, and any estate covenants.
  • If not already completed, detailed engineering reports confirm the structural requirements for your specific site.
  • Once approvals are granted, your build is scheduled into the construction program and site preparation begins.

Decisions you'll make

This stage is largely managed by your builder, so there are fewer decisions on your end. That said:

  • Respond promptly to any requests for additional information
  • Be aware that council processing times are outside our control
  • Ask your consultant for updates if you'd like to stay informed on progress

Council approval timelines can range from a few weeks to several months depending on the local authority. Weather events, public holidays, and the volume of applications can also play a role. Your Home Group team will keep you updated throughout.

Stage 4: Construction milestones (siteworks to completion)

This is the part you've been waiting for — where your home starts to take shape, and it's exciting to watch. Now that administration is complete, a dedicated building supervisor is assigned to your home. You'll also say goodbye to your contract administrator and hello to your construction client liaison, who'll introduce themselves, guide you through construction, and answer any questions along the way. The major construction milestones

Siteworks. We start by preparing your block, getting the site ready so everything that follows is built on solid ground.

Slab Down. We pour the concrete slab, and you'll really start to see the footprint of your home on the block.

Bricklaying. Your walls go up, and you can visit the site to start picturing the layout of each room. The walls form the solid structure of your home, built from the ground up to last.

Roof Carpentry and Cover. Once the brickwork is complete, your roof goes on and your home is now starting to look like a home.

Ceilings and Glazing. Ceilings are installed and your windows and glazing go in, closing your home off from the elements.

Lock-up. Windows, external doors, and the garage door go in. With everything sealed up, your home reaches lock-up, it's now weatherproof and secure, and our internal trades can get to work inside.

Cabinetry, Tiles and Amenities. This is when your selections come to life: cabinetry, tiling, and the fittings and amenities throughout your home.

QCI and PCI Inspections. Your home goes through two important quality checks including a Quality Control Inspection (QCI), where our team checks every detail against our standards, and a Practical Completion Inspection (PCI), where we walk through your finished home with you.

Key Handover. The moment it's all been leading to, we hand over your keys, and your new home is officially yours.

What can affect the construction timeline?

Several factors can influence how long your build takes:

  • Weather. Heavy rain can delay slab pours and brickwork, particularly during Perth's winter months. Extended heat can also affect scheduling.
  • Trade availability. In a busy market, high demand for trades can extend timeframes. Perth's strong construction demand means it's worth setting realistic expectations from the start.
  • Design complexity. A two-storey home or a design with custom features will naturally take longer than a standard single-storey build.
  • Materials. Supply chain pressures can occasionally cause delays for specific materials or products.

What happens during this stage

  • Before handover, your home undergoes a detailed inspection to make sure everything meets our quality standards.
  • You'll be invited to walk through your completed home with a member of our team. This is your chance to check every room and note anything that needs attention.
  • Once you're satisfied, you'll receive the keys, along with your warranties and maintenance guides.

After you move in

The journey doesn't end at handover. We provide a 4-month free maintenance period after you move in. During this time, we take care of any minor items that come up: hairline cracks from natural settling, paint touch-ups, or adjustments to doors and fixtures. No extra cost.
